This riverfront transformation is an great example of what is possible with a true top to bottom renovation. Literally, from the floor coverings to the ceiling, nothing was left unimproved. The taste-full use of wallpaper, flooring and lighting coupled with the detailed millwork and cabinetry makes this unit standout in a location where luxury is standard.
Starting with the interior wall layout we primarily focused on opening the unit up as much as possible. Because this particular unit has a precast flooring system spanning to the exterior, we were able to modify and create walls at our discretion. The kitchen flows seamlessly into the dinning and sitting areas which not only created a fully functional open kitchen, but also allows the beautiful 180 degree view overlooking the Indian River to be enjoyed from anywhere inside the living area.
Flooring is an engineered European White Oak that spans from wall to wall. This particular flooring finish is fairly resilient to damage from water and debris, while providing a softer and more traditional feel than tile. The finish of the flooring is lightly distressed with lighter tones and some knots which ties perfectly back into the ‘Southern Beach Home’ motif that embodies the unit as a whole.
Wherever possible the existing drop ceilings were deleted. Every inch of height that was obtained in the interior area makes the unit feel much larger. In addition to the removal of the dropped ceilings, we added a detailed ceiling coffer that is not only aesthetically appealing but doubles as an electrical chase to provide recessed lighting over the sitting areas.
In the master bedroom a walk-in closet replaces antiquated shelving and also allowed us to delete several pesky doors and corners that made unit feel small and maze like. The master bathroom was completely reworked to allow the addition of a soaking tub and a full size shower wrapped in frameless glass. A full double vanity accompanies the shower area to provide functional space for both ‘his & her’ needs. To create hidden storage a custom closet was framed out to hide behind a pair of custom detailed barn doors.
The kitchen is completely custom and adorned with all hand crafted hardwood cabinetry. This not only provides a beautiful finish, but allowed us to hide all the appliances and mechanical equipment. A full height backsplash with pot filler create a beautiful and practical food preparation area directly adjacent the oversized deep basin sink. For solid surfaces a white natural marble was hand selected after ensuring uniformity across the entire slab. Pendants hang elegantly over the main countertop creating a very subtle distinction between cooking and dinning areas. The same marble is utilized in all areas which again ties the unit together from room to room and adds the open layout feeling overall. As an added touch, the entranceway received a distressed patina faux finish to the man door, mechanical room & cabinetry.
The guest bedroom features the welcome addition of two closets with pocket doors bracketing a recessed flat screen television. Again we were able to do away with unsightly shelving while loosing virtually no existing floorspace. The closets also double as the Audio Video wrack allowing easy service or upgrade to equipment. Wherever possible swing doors have been replaced with barn doors. The barn doors provide a minimal impact on usable space.
In summary, this project is a great example of what is possible when contractor, owner & designer work together to achieve the vision of the project while maintaining function and compliance with both state and municipal building codes. Working in condominiums presents unique challenges, but also comes with great reward.
